Turnover coordination for landlords & property managers
Keys back Monday. Rent-ready Friday.
We run the whole turnover — inspection, light repairs and paint, full unit clean, then carpets — for one flat rate per unit. One vendor, one invoice, photos when it's done. You stop chasing three contractors and a calendar.

What's in a turn
Three trades, one point of contact.
You send the move-out date. We schedule the crew, run the unit start to finish, and tell you the day it's ready to list.
Handyman walkthrough
Our handyman opens the unit, documents condition, and handles normal wear on the spot.
- Move-out inspection with photos
- Drywall plugs, nail holes, small patches
- Light painting and touch-ups
- Minor fixture and hardware repairs
- Punch list for anything past normal wear
Whole-unit clean and carpets
Cleaning happens after repairs, so dust and paint debris don't land on finished work.
- Kitchen top to bottom, inside appliances
- Bathrooms, tile, glass, fixtures
- Cabinets, drawers, closets inside and out
- Windows, sills, blinds, baseboards
- Carpet cleaning last, once the unit is clear
The fractional part
The scheduling and follow-up you'd otherwise do yourself, handled for the price of the turn.
- Scheduled around move-out and move-in dates
- One contact, one invoice, no vendor juggling
- Before and after photos for every unit
- Damage flagged for deposit deductions
- Rent-ready confirmation when it's done
Flat-rate pricing
Priced by unit size, not by the hour.
Apartment complexes, single-family rentals, and short-term rentals. You know the number before the crew shows up.
The turn isn't the expensive part. At typical rents a vacant unit loses about $60 a day, and units sit empty an average of 34 days between residents. Every day we take off the turn goes straight back on your rent roll.

Normal wear and tear is covered by the flat rate. Holes bigger than a plug, damaged flooring, or anything a tenant should be charged for gets photographed and quoted before we touch it — no surprise line items.
Short-term rentals run on a per-turn rate with priority scheduling between guests. Ask about a standing slot if you turn the same units every week.
Portfolio pricing
Turning 10 or more units a month?
Volume rates, a standing weekly slot on our calendar, and one monthly invoice for the whole portfolio instead of an invoice per unit. Send us your unit mix and we'll build the schedule around your leasing calendar.
How it works
Four steps, and you're back on the market.
Four-day turnaround from key return to rent-ready. Most units finish in three.
Send the move-out date
Text, email, or the form below. Unit size, address, and when the keys come back.
We inspect and repair
Handyman documents the unit, patches and paints normal wear, and flags anything chargeable.
Clean, then carpets
Full unit clean once repairs are done, carpets last so nothing gets tracked over.
Photos and rent-ready
You get the before and after set and a confirmation the unit is ready to show.
